Joint contract-holders

If 2 or more people hold an occupation contract for a property, they are called joint contract-holders (joint tenants).

If we agree to the changes, a joint contract-holder can be added or removed from a contract (tenancy) without starting a new contract. This makes managing joint contracts easier.

Successions

When a contract-holder (tenant) passes away, the occupation contract (tenancy) can sometimes be passed onto another person. This is called a succession. There are certain criteria that allow this to happen, and we look at each situation on a case-by-case basis.

The Renting Homes (Wales) Act 2016 changed the way that properties can be passed to a partner or family member if the contract-holder passes away.

Under the Act, up to 2 successions to your contract (tenancy) will be allowed, if there is a person who meets the criteria.

If your contract was passed to you before 1 December 2022, because you were a spouse or partner of the deceased, there may be 1 more succession after you.

If your contract was passed on to you before 1 December 2022 as another family member (not a spouse or partner) passed away, there can be no further successions.
